BPC Investments & Development LLC is a Houston company led by President King Peter Collins. We do three things day to day:

Straight answers
What does the BPC store sell?
Two things. First, downloadable templates for commercial real estate underwriting, letters of intent, and construction bids. Second, flat-price desk services: quantity takeoffs, CRE deal screens, unit-turn scope packages, and a 30-minute strategy call. Everything is sold through whop.com/bpcinvestments.
Are the templates legal, investment, or engineering advice?
No. The templates are educational starting points for organizing your own work. They are not legal, investment, tax, financial, or engineering advice, and they don't evaluate or recommend any property, bid, or transaction. Have your attorney review any LOI before you send it, and confirm decisions with qualified professionals such as a CPA, licensed broker, lender, surety, or engineer.
What's the difference between the $29 starter pack and the $19 LOI set?
The $29 CRE LOI & Underwriting Starter Pack pairs an Excel underwriting workbook with a short LOI outline: numbers plus a skeleton LOI. The $19 CRE LOI Template Set has no workbook. It contains full letter-style LOI drafts for three asset types, a buyer cover email, and Texas/Houston notes. If you only need LOIs, the $19 set is the one to get.
Will the CivCast bid checklist help me win bids?
It helps you stay organized: registration, addenda, bonding and insurance questions, deadlines, and bid-day steps. It does not guarantee any award or profit. Always confirm current portal rules and each solicitation's documents yourself. BPC is not affiliated with CivCast, and the pack doesn't include any portal terms or owner plan sets.
Is a BPC takeoff a priced bid or a stamped document?
Neither. You get quantities only: an Excel sheet by CSI division and marked-up PDFs, covering what's drawn on the plans you send. There is no pricing, no PE stamp, no field verification, and no award guarantee. Check the quantities before you bid. You confirm your plans are current. If BPC is bidding the same package, we'll tell you and decline the job. If rush isn't available that week, you can switch to standard or get a refund.
Is the deal screen a recommendation to buy?
No. Pass / Watch / Fail is a process label based on your documents and the stated assumptions. It is not investment advice, an appraisal, an offer of securities, or a promise of returns or financing. Any cap rate or cash-on-cash figure is illustrative math from your inputs. Do your own site, legal, environmental, and lender diligence.
Does the Turn Scope Package include repairs?
No. It's documentation only: the scope of work, punch list, bid request, and photo checklist. BPC does not supply labor or materials under this package, vendor pricing isn't binding, and we can't guarantee a property manager or portal will accept the format. Walk the unit and confirm conditions before you authorize work.
When does the turnaround clock start?
When we have payment plus a complete intake, not at checkout: the full PDF plan set for takeoffs, the OM, rent roll, and financials for deal screens, and labeled unit photos for turn scopes. Turnaround is counted in business days, Central Time.
How do I get my files after I buy?
Templates are digital downloads from your Whop account after checkout. Nothing ships physically. Service deliverables arrive by email within the stated turnaround.
Is buying here the same as hiring BPC as a contractor?
